Northeast Calgary carries a large share of the city's newer family housing — Saddle Ridge, Cornerstone, Redstone, Skyview Ranch, Taradale and Martindale. Many of these homes were purchased in the last decade with high-ratio insured mortgages, which changes both the equity picture and the deficiency rules.

The Alberta timeline that applies to your Skyview Ranch home

Alberta uses judicial foreclosure. Every step runs through the Court of King’s Bench, which is slower than Ontario’s power of sale and gives you materially more room to act.

1 Demand and Statement of Claim

After roughly 90 days of missed payments your lender’s counsel issues a demand, then files a Statement of Claim. You have 20 days to respond — and responding preserves options even if you do not dispute the debt.

Months 3–5

2 Order Nisi and redemption

The court sets a redemption amount and a redemption period, commonly one to six months depending on your equity. Paying out during redemption ends the foreclosure and you keep the house.

Months 5–7

3 Judicial sale

If you do not redeem, the court orders a supervised sale. Legal costs stack against your equity throughout, which is why acting in month three is worth far more than acting in month eight.
