BC lenders enforce through the Supreme Court of British Columbia, petitioning for an order nisi and conduct of sale. The redemption period is the heart of the BC process — six months by judicial convention (the court can shorten it as well as extend it), and it's your window to refinance or sell on your own terms.
Internal collections. Same as everywhere: earliest and cheapest window to act.
Formal demand from the lender's lawyer, usually giving 10-30 days.
The lender files a foreclosure petition in BC Supreme Court. You'll be served and can respond.
The court sets the payout amount and a redemption period — 6 months is standard, shorter if the property is clearly underwater. You keep possession during redemption.
If you don't redeem, the court grants the lender (or sometimes you) conduct of sale — the property is listed and sold, with proceeds distributed by priority. Order absolute (lender takes title) is rare.
